Whiteline Loft Unit 103
Looking at purchasing a loft downtown and finding that anything decent is at least $200,000?
Whiteline 103 is for sale by owner (saving realtors fees for both the buyer and the seller).

It is a studio loft with a true lofted sleeping area allowing for privacy, a modern design featuring concrete countertops and stainless steel appliances (included), and one of the best patios that downtown could offer.

The unit is reasonably priced at around $165,000 which does include a parking spot in the gated lot directly outside the patio (no need to carry groceries upstairs or elevators). Having your own front door also makes walking to work, an ICubs game, or growing dowtown nightlife convenient.

[...] Whiteline 103 - $165,000 [...]
just a reminder that I will be having an open house this weekend on Saturday from 9am - 1pm (during the farmer’s market) and on Sunday from 1pm - 4pm. Thanks!
Fantastic place! You’ve done an outstanding job with it.
Nice little pad and good luck in selling it, but… Unit #103 went for $127,830 in October of ‘06 and in less than a year it’s offered at $165,000. In a down market, this condo actually went up over 35k in a single year?? Interesting…
I suppose if it includes the parking garage space, add 12,500 to the purchase price. But still a 25k increase…
Hi KenBob,
I have this unit listed now for the owner. He has decided to sell because he is going back to get his masters degree. Yes, this unit does include parking in the asking price. The loft was originally purchased as a empty shell. The current owner came in and did a custom bathroom, Kitchen and upper living area. The upper loft area was originally only intended for storage so it had to be reinforced with steel. There are now steps leading up to this area and it holds a rather large bed. By doing this, it makes the living room seem much larger than the square footage deems. The assessors page are sometimes a little vague on purchase price. Given the work that has been done, the view, and pull up parking, the asking price is quite reasonable. I would love to give you a tour of the unit sometime so you can see in person.

I see. Kind of surprising that the loft was only intended for storage since –except for a sleeper sofa– I can’t imagine where you’d put a bed on the main level. I guess one advantage would be relatively lower condo fees. By the way, what are the condo fees per sq. ft. for this building?
Thanks for the tour offer, but I’m actually from out of state so it’s not that easy for me to pop in and take a looksy. I was just toying with the idea of moving back to Iowa and wanted to see what options were available, but I’m in no hurry –especially in this market. If I do manage to make it to the Des Moines area, I would like to tour the city and see a few of the downtown condos. I like the modern loft look with lots of big windows, it’s just that this unit is a bit smaller than what I would consider buying. Good luck with the sale.
Is this loft still available? If so what are you currently asking for it?
Thanks,
Matt
Hello Matt,
Yes it is still available and is listed at $165,000. It also features a tax abatement. You really need to get inside to appreciate. It really is a great Loft, especailly with all the custom work the current owner did and the view. The pull up parking makes it more desirable in my opinion and this is one of only 4 units that have that.
